In the year 1965, Engr. Delfin M. Wenceslao, Sr. started with the vision to bring forward the country’s urban landscape. He began this by organizing D.M. Wenceslao and Associates, Inc. (DMWAI) as an individual proprietorship.
Along the shoreline of Manila Bay stands Aseana City, one of our largest developments. This 204 hectare project is also the location of the Philippine Amusement and Gaming Corporation (PAGCOR) Entertainment City. It is home to several entertainment, commercial and residential establishments. With many other developments under construction, Aseana City is truly a sight to behold.
With the preservation of Cavite City’s cultural heritage and commerce in mind, we developed Ciudad Nuevo 1. This is one of several projects made with the help of the government’s Build-Operate-Transfer (BOT) programs.
ASEANA ONEAseana One is the first commercial project in the company’s flagship development, Aseana City. It is a 12 storey office project, with 20,000sqm gross floor area, designed to specifically cater to the Business Process Outsourcing (BPO) industry. Among its key features are 100% back-up power, Variable Refrigerant Flow (VRF) Air-conditioning, higher allowances and redundancies of utilities per square meter, and space planning flexibility which can attract both traditional corporate office and BPO tennants. The project is also transit oriented as it is situated near a future stop of the Light Rail Transit extension. Aseana One was completed last August of 2012.
ASEANA TWOAseana Two is the second commercial projects in the company’s flagship development, Aseana City. Similar to Aseana One, Aseana Two is a 12 storey office project, with 15,000sqm gross floor area, designed to specifically cater to the Business Process Outsourcing (BPO) industry. The project is situated right beside Aseana One.
ASEANA SQUAREAseana Square is the newest dining and retail strip development in Aseana City. This 2-storey commercial building will house 25 leasable spaces—mostly food stores and wellness shops—joining other food establishments anchored by a Chevron gasoline station.
ASEANA THREEAseana Three is the third office building located in the emerging business, entertainment and tourist destination of Manila, Aseana City. 8912 ASEAN AVE.With over 69,000sqms of leasable space, the 15-storey 8912 Asean Ave. is DMW’s largest office development. It is situated along Asean Avenue with convenient access to retail options at Ayala Mall Manila Bay just across the street and soon-to-be connected through an elevated walkway. Among its key features are 100% back-up power, Variable Refrigerant Flow (VRF) Air-conditioning, high allowances, and redundancies of utilities per square meter, double-glazed curtain wall, and space planning flexibility.
58 JUPITER58 Jupiter is a 5-story mixed-use building with over 2,000 sqms of leasable space located along Jupiter Street in Makati City. 58 Jupiter caters to both food and non-food merchants. The development features a vertical garden, rain harvesting planters for irrigation, and operable pivoted windows. 58 Jupiter is the company’s first constructed-commercial asset in Makati City.
PARQALSitting on 5 hectares of land, the over 70,000sqm Parqal is expected to be one of the top tourist hubs in the metro boasting its impressive architectural design, first-rate retail and commercial outlets, prominent green spaces, and proximity to major public transportation terminals. 60% of Parqal’s total lot area is dedicated to lush green landscapes and recreational facilities. Parqal is slated for completion in 2022.
ASEANA POWERSTATIONOpened in 2005, Aseana Powerstation is the first mixed-use development of the company. It is a 3-storey building that is strategically located along President Diosdado Macapagal Boulevard and is situated across the Department of Foreign Affairs. Pres. D. Macapagal Ave., parallel to Roxas Boulevard.
PIXEL RESIDENCESThe first residential project of the company, Pixel Residences was conceptualized to meet the demand for quality and large format living spaces at a prime location within a master planned community. Surrounded by lifestyle and entertainment complex and institutional centers, the residential enclave is accessible via Pres. Diosdado Macapagal Boulevard and Roxas Boulevard. The development boasts a 15-storey high tower with each floor housing 18 spacious units. In total, the property has 170 units with a studio unit having an approximate size of 39 sq.m., one-bedroom unit with 66 sq.m., and two-bedroom unit with 88 sq.m. living space.
MIDPARK TOWERSSlated for completion in 2023, the four-tower MidPark Towers is a modern architectural masterpiece perched on a highly coveted location in close proximity to Ayala Mall Manila Bay and DMW’s own 5-hectare mixed use green development – Parqal. MidPark Towers’ unit layouts are 40 sqm+/- studio unit, 52 sqm+/- one-bedroom unit, 80 sqm+/- two-bedroom unit, and a 120 sqm+/- three-bedroom unit.
ZAMBOANGA PORTThis port has always been vital to the region. We have restored and improved it by installing a marginal wharf with rubber dock fenders and rails for container gantry cranes and doing dredging works. With the restoration and improvements, the Zamboanga Port has turned into an even more efficient port for the city.
LUCENA MULTI – PURPOSE FISHPORT COMPLEX (MULTI PURPOSE PIER)We rehabilitated the existing fish port by driving new piles and re-constructing there inforced concrete deck and reinstalling the rubber dock fenders.
PRICE SMART (NOW S&R) ASEANA CITYIf you go to Bradco Avenue in Parañaque, you will see one of our foundation projects, the Aseana One. With a total of 8,761 linear meters of pre-stressed piles, we laid the fortified foundation of this site.
PNB BUILDINGThe project involve the supply, delivery & driving of Pre-stressed Concrete Piles Congenerics Building located along Roxas Boulevard, Manila with a total linear meters of 18,080.
ALABANG – ZAPOTE FLY-OVER PROJECTIn order to help motorists save time, we constructed the Alabang-Zapote Centennial Fly-Over. This was done under a joint venture scheme and is located at the intersection of Alabang-Zapote Road and Quirino Avenue at Las Piñas City, Metro Manila.
THIRD IBRD HIGHWAYS PROJECTSAs member of ICCI, the company constructed Contract Package “Z”, Passi-Dao-Sigma Road, one of the seven bridges of the Third IBRD Highways Project.

DIOKNO BRIDGEDiokno Bridge is composed of two (2) bridges located along Diokno Boulevard going to SM Mall of Asia with an approximate width of 15 meters each and a length of 60 meters including the approaches.
DIOKNO BOULEVARDDiokno Boulevard, has an approximate length of 550 meters and a right of way of 50 meters.
TARLAC – PANGASINAN – LA UNION (TPLEX) TOLL EXPRESSWAY PROJECTOne of our largest structures stretches 88.58 kilometers from La Paz, Tarlac to Rosario, La Union known as the Tarlac – Pangasinan – La Union Toll Expressway (TPLEX) project. The expressway greatly reduced travel time from Manila to Baguio. With an estimated cost of P19 billion, it was completed via a Build-Operate-Transfer (BOT) contract between the government – through the Department of Public Works and Highways (DPWH) and Toll Regulatory Board (TRB) – and Private Infra Dev Corp (PIDC). PIDC is an all-Filipino consortium led by Rapid Thoroughfares, Inc., DMCI Group and D.M. Wenceslao & Associates, Inc.

ECOPANEL WALL AND HOUSING
The Ecopanel is a fiber-reinforced hollow core and load-bearing concrete panel that improves the strength and durability of the structure. The thickness of the panel is only 80mm or 3″ thick. It is available with a width of 450mm and lengths of 2.60m and 3.00m. The Ecopanel is termite and fire resistant, rot free and has excellent insulation qualities.
We take pride in our work and the materials we use for construction. In February 2002, we began our own batching plant that produces high quality ready mix concrete products. This is done under Wendel Ground Batch Plant Ready Mix operations and includes batching the materials, mixing, transporting, placing, consolidating, finishing, and curing.
PAVEMENT BLOCKS AND CONCRETE
As part of our commitment to invest in long term equipment needed for the city development, we also invested in pavement manufacturing. We provide quality roof tiles, hollow blocks, and paving blocks. The products are currently being utilized for our Housing Projects, Industrial Zone, Apartments, Container Yard, Malls, Resident Houses, and Road Constructions.
